PUBLIC HEARING
Petition of Kenneth A. and Susan J. Jackson for a change in
zoning from R-lC (single family dwelling)to B-3 (arterial business)
for property located west of U. S. # 1 on Ulrich Road.
Mr. Jackson appeared before the Commission and said he wants to
lease the property for business purposes and hopes to use the property
himself in the future for business.
Mr. Ament's comments on the petition were as follows:
JACKSON :(R~lC to B-3)
EXisting Land Use'
Future Land Use:
CONVENTS -
-Vacant. Land to the north is also
vacant with ~and to the west and~
south used for Low Density Residential
purposes.
Highway Commercial,
The proposed rezoning would result in a deepening of the
existing 200' deep shallow strip commercial zoning along
the west side of U.S. 1. The pToposed rezoning is
consistent with'the general land use guidelines of the
Growth Nanagement Policy Plan.
The site consists of approximately 1.5 acres. Access to
the site from either Oleander Avenue or U.S. 1 is via
UlrichRoad. Ulrich Road is unpaved. Unrich Road has a
sub-standard'right-of-way
Mr.-Carman asked,Whal rezoning would have on UlriCh Road
and was told by Mr, Ament ~it would have no effect on Ulrich Road but
avy development on the property!would require a Site Plan at which
t~me, ten feet along Ulrich Road would be required to brin~ it un
the required Right-of-Way. _ o
Mr. Jackson said he would have no-objections to that when the
property is developed.
A motion to approve the Petition was made by-Mrs. King, it was
seconded by Mr. Mclver and unanimously~approv~d by the Board
Mr. Tiernan said the petition will be recommended to the County
Commission for approval.
