WHEREAS, the St. Lucie County Planning and Zoning. Commission, ..
after holding a public hearing of which due notice was publJshe~'
at least fifteen (15) days prior to said hearing and all owners of
property within 300 feet were notified by mail of said hearing, has
recommended to the Board of County Commissioners of St. Lucie County
that the hereinafter described requests for changes in zoning
classification be granted, and
WHEREAS, the Board of County Commissioners held a public hearing
on November 20, 1979 after publishing a notice of said hearing in
the News Tribune on November 5, 1979,

The Planning & Zoning Commission recommended approval of %he petition
Mr. Fred Taylor, represenu!ng Island Partners, Inc. was present to
answer any question. He said the 122 motel rooms would be transferred into
6~ apartments with 24 apartments to be built later on the ~ame site. There
be no change in density.
At the Planning & Zoning Commissfon meeting mention was made that the
title of the land was in litigation, but since the petitioners and owners are
the same any litigation is immaterial.
Moved by Com. Green to approve the petition (by Resolution No. 79-105
was seconded by Com. McCain, and upon roll call, unanimously carried.

Petition of Island Partners, Inc., by Edward Villadonga, Agent, for a
change in zoning classification from B-3 (arterial business) to R-4E ~mul-
tiple dwellings, hotel and motel) for property located on the East side of
A-i-A, directly North of Oceana and opposite Outdoor Resorts of America.
Mr. Viliadonga stated that this is consistent with the Hutchinson Island
Plan and is based on a sale/lease-back arrangement. The density is 18 units
per acre based on the R-4E zoning, but there ms no certainty at this time.
Mrs. Scott read a letter from Rod' ~ennyson, Attorney for the Nettles
Island Condominium~Association requesting rezoning be p~stponed because the
title of the land in question is in litigation~
Mr. Ament's comments were read into the record b~)~.Chairman Scott.
Mr. Moore e.sked if this would change the density. M~'~'~ent replied

that there is 122 on site, with approximately ~ive acres and
necess~ary because .condominiums are not in a B-S zoning. This is the.~nly
parcel ~hat is B-3 because of the original plans for a restaurant in the
Sheraton. ~here is.no change in density and the impact will remain the same.
Motion by Mr. Tiernan and second by Mr. Ebner to approve the petition.
The Board-was po!!~d and the motion passed unanimously.-
The Planning and Zoning Commission will recommend to the Board of County
Commissioners approval of the rezoning petition.
NOTE-: Prio~ to the~vote on the motion, Mr. Davis asked if the litigation or
the change in zoning would affect the~operation of the Sheraton as it now
stands, and Mr. Thomas replied that according to the tax rolls of the County,
the present owners are listed, and any litigation is completely immaterial.
