WHEREAS, the St. Lucie County Planning and Zoning Commission,
after holding a public hearing of which due notice was published
at least fifteen (15) days prior to said hearing and all property
owners within 300 feet were notified by mail of said hearing, has
recommended to th~ Board of County Commissioners of St. Lucie

in reference to the above mentioned proposed zoning change,
we appreciate the notification which you sent to us dated June
9,1978 informing us of the public hearing to be held July 11,
at the St. Lucie County Administration BUilding.
In accordance with the preliminary public hearing held
on May 25, 1978, 'the planning and zoning commission indicated
their approval of the petition subject to a clarification that
certain lands on the proposed plat of the Holiday Pines Sub-
division, such lands being known as Holiday Blvd., would not
be included in the legal description used in the zoning change
application.
In compliance with their recommendation, enclosed please
find the original letter from Housel~Terpening & Associates,
Inc., consulting engineers and land surveyors for the Holiday
Pines Subdivision, indicating and certifying that these lands

Representing the petition was Mr. Don Tripey, one
partners of ollday Pines.
speaking in opposition to the petition was Charlene E4en of North,
Trail Golf Club, Inc. who stated that the rezoni.ng will not 'include the ~
entrance to the golf club but the map shows that it will. The rezoning
will also affect her use of the road; that she has no' easement for the
road. Mr. Moore asked if she had an easement from Holiday Pines, to
which Ms. Eden replied that she had a retained easement. She further
stated that because of the survey for the rezoning she will not be able to
keep her sign up to tell the public where the golf course is located.
Mr. Adams, County Attorney, stated that if the property is rezoned,
the resolution will include the road. She can use the road but her sign
will have to come down. This was to be deleted from this rezoning request,
but it has not been done.
Mr. Tripey stated that the engineering firm said that the entrance
and the smaller easement in the back are not to be considered for rezoning.
Mr. Gotham asked if this petition could be tabled until their engineering
firm could clarify this if the time involved would not be too great. Mr.
Thomas stated that there would be no problem in deleting this' particular
area from the rezoning request. Mr. Davis asked if they would like to fcc-
commend to the Board of County Commissioners approval of the petition with
the right of-way to be clarified and deleted from this petition. Mr. Gorham
moved to approve the petition as stated by the Vice-chairman and it was
Mr. Tie-man. The Board was polled and the motion passed unani-

HOLIDAY PINES (B-$ and R-4E to R-lC)
Existing Land Use:
The proposed rezoning is currently vacant and is bordered on
several sides by the Holiday Golf Course. Across S. R. 713 to
the north the land is also vacant and is zoned R-SMH. The site
is slighily to the east of Lakewood Park.
Future Land Use: Low density residential.
COMMENTS:
The proposed rezoning is consistent with future land use plans
for the area and will result in a significant reduction in allow-
able development density.. A plat covering the proposed rezoning
is in the process of being finalized for submission to the County
Engineer.
