Surrounding land use is citrus with a packing house about 1/4 mile to the south. Future Land Use: Citrus. COMMENTS: The proposed rezoning is inconsistent with future land use plans for the area and sound zoning policy which seeks to minimize strip commercial development adjacent to major roadways in St. Lucie County. The existing use of the proposed rezoning is a permitted use, i.e., sale of citrus products in an agricultural area. In December of 1975, the Planning and Zoning Commission recommended against a similar rezoning to B-2 along Kings Highway. The entire area is currently zoned A-1 with the exception of the packing house to the south. It is possible that the requested'rezoning could be considered spot zoning. In addition, the proposed rezoning would continue the undesirable practice of shallow strip commercial zoning along Kings Highway. At this point,, Kings Highway is the only arterial highway in urban St. Lucie County which does not have large areas of shallow frontage strips zoned for business.
