WHEREAS, the St. Lucie County Planning and. Zoning Commission
after holding a public hearing of which due notice was published
at least fifteen (i5)~days prior to said hearing and all property
owners within 300 .feet were notified ~y mail of said hearing, has
recommended to the Board of County Commissioners of St. Lucie
County that the hereinafter described requests for changes in

DETHOMAS (RzlC and B-1 to B-2)
Existing Land' Use:
The proposed rezoning is primarily !ow
density residential surrounding the site
with widely scattered limited business
development adjacent to Midway Road.
Future Land Use: Low/medium density residential development.
COMMENTS:
The proposed rezoning would deepen existing business
zoning adjacent to Midway Raod. If granted, the
proposed rezoning would create more of a potential
than already exists for conflicts between existing
low density'residential development and proposed
business development. On the other hand, enforce-
ment of the county's landscaping ordinance could
serve to minimize potential conflicts. In the past,
residents of this area have turned out in rather
large numbers to protest additional rezonings to
business use in the vicinity.

The Planning and Zoning Commission held a public hearing 1/27/77.
Mr. DeThomas was present and stated hD also owns the front part
of this parcel which is zoned B-2, and tha% the property under p~tition
is surrounded to the west side by B-2. He stated t~e Planning & Zoning
Board had recommended approval of the rezoDing on the front Parcel and
presented pictures of before and after rezQning. He stated he wanted
to either put another commercial building kdjacent to the one he has
or Put two clusters of apartments on the p~operty.
Mr. Skeffington asked Mr. DeThomas how many apartments he planned
for a cluster~ ~o which Mr. DeThomas stated probably 4~ subject to
Site Development Plan.
There were no objections to this petition.

showed the Board' pic~uresof the property before]and after the rez0ning . He
stated the vacant house nearby is not included ~n his petition. He stated he
wanted to do two things on this property. (1) to put another commercial build-~
ing ~adjacent to the one he built, or (2) put two clusters of apartments ad-
j acent to the commercial building.
Mr. Skeffington asked Mr. DeThomas how many apartments he planned for a
cluster, to which Mr. DeThomas stated 4 or 5, probably 4, subject to Site
Plan Development.
There were no objections to this petition.
The County Coordinator's comments were read by the Secretary.
