"Al" Brown and Alco Groves, Inc. Both Mr. Brown and Alco Groves, Inc. own prop~2ty in St. Lucia County including property located in the S.W. c~adrant of Township 34 South, Range 39 East, Mr. Brown's hoi.!tngs in that quadrant include the western one half of Section 29~ ~he eastern one half of Section 30, the eastern one half of Section 31 except for 12,5 acres owned by the Florida State Turnpike Authority, and all of Section 32 except for the approximately 104.? acre parcel located in those portions of the N.E. and S.E. quarters of Section 32 l~nediately north of the turnpike which is owned by Alco Groves and an approximately 19 acre parcel located in the N.E. quarter of Sect/on 32 inl~edtately south of the turnpike whiich is owned by the Florlda State Turnpike Authority. A copy of a map of these parcels from the 1991 St. Lucia County Plat Directory is enclosed for your convenience. During our telephone conversation you sta~ed that the future land use classification in the Comprehensive Plan for St. Lucia County for the above-referenced portions of boith Mr. Brown's and lco Groves' holdings located north of the tur pike in Section 32 s RE (Residential Estate, ! du/acre . You Brown's and A ~'- ~ · ....... ) .. ~ o stated that Mr. ~--~ ...... {C~ . ~.u= luu~e~ nort~ oz~the turnn~ u~na[eQ aS R~ on the Future Land Use Map (FL~M) of the=-P[~n are that these lands are currently zoned AG-I (Agricultural, and du/acre). Dennis;Murphy May ~71, 1992 ' Page Two YOu further stated that the future land use classification in the Plan for those portions of Mr. Brown's and Alco.s property located south of the turnpike in Sections 131 and 32 is AG-5 (AgricUltural, I du/5 acres), that these lan~s are designated as AG-5 on the FLUM, and that these lands, like the lands north of the turnpike, are also currently zoned AG-1. You also stated that although Mr. Brown'siand Alco's holdings located both north and south of the turnpike are designated properly on the FLUM, the following land use designation and zoning errors appear in the St Lucte County officiaI Zoning Atlas: at Sheet Nos. 13/32 N the 1'6 acre parcel owned bY Mr. Brown and the 104.7 acre parcel owned by Alco which are located immediately north of the turnpike in the north half of Section 32 are shown on the atlas as having incorrect land use deslgnationZ of AG-5 (should be AG-l) and zoning designations of AG-5 (shouldlbe AG-l); at sheet Nos. 13/31 N, 13/31 S, 13/32 N, and 13/32 S, th~ zoning designation of those lands located immediately south of the turnpike is incorrectly shown as AG-§ (should be A~-I). In summary, Mr. Brown,s and Alco's property located in Section 32 north of the turnpike should be shown on t!he zoning atlas as having a future land use designation of RE and a!zoning d~signation of AG-/. The Brown and Alco lands located in iSections 31 and 32 south of the turnpike should be shown on the zoning atlas as having a zoning designation of AG-1. You concluded our conversation by stating ithat you intend to recommend that the County correct the map errors through a proposal for an amendment to the Official Zoning Atlas which would be sponsored by the Board of County Commissioners. It is my understanding that in accordance with the provisions of Section 11.06.00 of the St. Lucie County Landl DeVelopment Code, you intend to prepare such an application for an amendment to the Official Zoning Atlas on behalf of the Board and will submit it to the Community Development Administrator forI his review and recommendation. It is my further understanding that you hope to submit the completed application to the Administrator so that the Planning and Zoning COmmission could conduct their public hearing and take action on the application in July 1992 Prior to the Board conducting its public hearing and taking final action on the application in August 1992.
