Fhe proposed rezoning encompasses about 2.8 acres. Fhe site is located approximately 2,000 feet north of ~ similar rezoning request (Nash) which the Commission recently reduced from B-4 to B-3. Locationally, land use and zoning patterns in the area are similar to those associated with the Nash petition. Deepening of existing shallow strip commercial zoning is a questionable practice in view of traffic problems on U.S.1 and the absence of county policy governing access to this road. The end result would be more intensive commercial usage which would further aggravate the traffic problem over and above what could be developed on the existing frontage. In addition, B-4 zoning adjacent to U.S.1 and residentially zoned property to the west is highly inappropriate. In many respects, B-4 zoning is even more permissive than the M-1 and M-2 zoning claSsifi- cations.
