Land to the east is used for ~edium Density. Residential development, while land uses to the south and north on both sides of U. S. 1 are used for a variety of c~m~rcial land uses. Land Use: The LPA has recommended deepening of the existing shallow strip Cccmercial zoning along U. S. 1 contingent upon adoption of driveway regulations and/or requirements for parallel access reads. The proposed rezoning is consistent' in concept with recommended future land use of the LPA. However, consideration might be given to withholding a recocmendation for approval until adoption of the Growth Management Policy Plan and implementation of the driveway regulations and parallel access road requirements. Without ~mplementation of these regulations, deepening of exist- ing shallow strip conrnercial zoning would only tend to aggravate an existing traffic circulation problem on U. S. 1.
