Atty. Bert Bitten was'present and sa~d the 12 adjoining lots are B-3 and R-lC and when Okeechobee Road was widened some of the B-3 property was lost and what remains is not enough for development. He said he was aware that if any development occurs, they 'cannot put traffic on Virginia Ave. - that Okeechobee Road would be their access. Com. McCain mentioned modifications at this intersection planned by DOT who may want to take some of their property and Mr. Bitten said they would look into this and make inquiries. When asked if the owner had any ~lans for the property, Mr. Bittan said that the owners own the Beefmaster Restauran~nanUa~fg~is is sold they may build a shopping center.at this location. Moved by Com. Park to approve the petition by Res. No. 80-40 was seconded by Com. McCain, and upon roll .call, unanimously carried. Bittan, Jr., for a change in zoning classification from R-IC (residential, single-family) to B-3 (arterial business) for property located on the eas~ side of Har~man Road between Virginia Avenue and 0keechobee Road. Mr. Bittan stated that of the twelve lots that Mr. & Mrs. Theodoropoulos own in this parcel, four are presently zoned B-3 and eight are zoned R-lC. When 0keechobee Road was widened, some of the B-3 property was lost, and what remains is not lar'ge enough for development. The surrounding property in this area is zoned B-3 and shopping centers are indicated for these areas. The Growth Manage-~ ment Policy Plan indicates that this will become a major intersection. Mr. and Mrs. Theodoropoulos are asking to extend their B-3 zoning to cover the entire parcel of land that they own in this location. There's'was no one present to either oppose or support the petition and there were no questions from-the Board. Motion to approve the petition by Mr. Tiernan and second by Mr. Ebner. The Board was polled and the motion passed unanimously. The Planning and Zoning Commission will recommend to the Board of County Commissioners approval of this petition.
