Staff found the subject petition consistent with all development policies of the current GMPP, and recommended approval. Hearing no further public comment in favor of or in opposition to the petition, Chairman Terpening closed the public portion of the hearing. The Trowbridge Road/Orange Avenue area has in the past few years emerged as a central staging point for the burdgening citrus activity in North and Central St. Lucie County. This area represents a central point for which agricultural support industries can be found. The lands that were previously available for these activities' have essentially been gonsumed by simile activities yet there appears to remain an unmet additional demand. In recognition of this demand county staff has preliminary designated a 1/4 quarter mile radius around what is locally known as "Carters Store" for mixed use development activities on our new future land use maps. This designation is intended to provide for a community service cluster to meet the needs of the residents of the area. Staff is of the opinion that such nodal service center will serve to limit the undeseriable strip commercialization along Orange avenue that may have an adverse effect upon the values of property in the area.
