Mr. Rick Harris was present and stated that the property had been family for about fifty years, and that they intend to develop it in We ape concerned that if we wait uatil some future time to ask for re we will have to go before Tallahassee for it. We realize that R-4E constitutes 18 units/aero development,willing to go before the Board of County Commissign~rs with a site ' Motion to approve the petition made by Mm. Scott and second by Mr. Scott also mentioned that Mr. Ament says that this Board got away the Hutchinson Island Plan in the land use plan, and at the same time ded .existing zoning. I would ask Mr. Ament if we did not take all a zoned land and do something with it. I do remember saying that a zoning on the island is ridiculous and that we should do something with mope than likely having it conform to the surrounding zoning. Mr. Ament answered that there was no comment made in allowing changes in agriculture zoning. The Board was polled and the motion passed unanimously. The Planning and Zoning Connmission will recommend approval of the __to the Board of County Con'missioners. MEMORANDUH TO: Planning and Zonin§ Commission FROM: County Development Coordinator DATE: May 21, 1980 SUBJECT: May 22, 1980, Rezoning Public Hearings A- RUNYON & HARRIS (A-1 to R-4~) - Existing Land Use: The proposed rezoning is currently vacant, as is land to the west and south. Land to the north is currently utilized for a county beach access. Future Land Use: Medium Density Residenti'aI {maximum development density of eleven (ll) dwelling units per gross acre). COMMENTS: The proposed rezoning is inconsistent with the adopted Plan for Hutchinson Island and the future land use recommendatio~ of tX Local Planning Agency. The Local Planning Agency recommended that existing zoning be utilized as a future land use plan fOr Hutchinson Island. This would result in a future development density of one {1) dwelling unit per acre. The adopted Plan for Hutchinson Island reflects Medium Density Residential development in this area. · The proposed reZoning should be reduced to R-4C (maximum development density of eleven {ll) dwelling units per acre) which would be consistent with the adopted Plan for Hutchin- son Island.
