Representing the petitioner was David Haughton. He stated that the
[ront 200 ft. of the property was zoned B-3 and the back 291 ft. was zon
I-lC. Mr. Reed would like the entire tract rezoned to B-4.
There was no opposition to the petition.
Mr. Scott asked if they needed B-4 zoning for a car dealership and

Existing Land Use:
The proposed rezoning currently contains two residences
and.¥~ the front portion of the property and-.i.s-~vacant
in that portion of the property which is currently
zoned R-lC.
Future Land Use:
Hospitality and highway commercial with residential
development away from U.S.1.
COMMENTS:
The proposed rezoning encompasses slightly more than
6.0 acres. The site is located approximately 2,000
feet north of a similar rezoning request (Nash) which
the Commission recently reduced from B-4 to B-3.
Locationally, land use and zoning patterns in the area
are similar to those associated with the Nash petition.
Deepening of existing shallow strip commercial
zoning is a questionable practice in view of traffic
problems on U.S.I and the absence of county policy
governing access to this road. The end result would
ber more intensive commercial usage which would further
agg avate the traffic problem over and above the existina
frontage.
In addition, B-4 zoning adjacent to U.S.1 and
residentially zoned property to the west is highly
inappropriate. In many respects, B-4 zoning is even
more permissive than the M-1 and M-2 zoning classifi-
cations. This rezoning request appears to be an unwise
and significant departure from existing land use and
zoning patterns in the area and is inconsistent with
futu land use
