eight (8) or eleven (ll) units per acre which would still provide an
adequate buffer for existing low density residential areas. In addi-
tion, such a large area of B-4 zoning adjacent to U. S. 1 appears to
be highly inappropriate. In many respects, B-4 zoning is even more
permissive than the M-1 and M-2 zoning classifications. Considera-
tion should be given to reducing the area for which commer ;_

ropriateness for highway locations. A Special Exception would then
be required by the Petitioner to allow for a body shop with his
