Park, Chairman RESOLUTION NO. 78-42 ':/O2 5'8 WHEREAS, the St. Lucie County Planning and Zoning Commission, after holding a public hearing of which due notice was published at least fifteen (15) days prior to said hearing and all property owners within 300 feet were notified by mail of said hearing, has recommended to the Board of County Commissioners of St. Lucie County that the hereinafter described request for a change in zoning classification be APPROVED, and WHEREAS, the Board of County Commissioners held a public hearing on April 25, 1978, after first pUblishing notice of said hearing in the News Tribune on April 10, 1978. Adja- cent tothe west and east are low density residential areas with citrus to the north and citrus low density residential, and vacant land to the south across S. R. 70. Future Land Use: The propos, ed plan for the Sunshine/95 Area reflects medium density residential development away from S. R. 70 w~ith tourist oriented commercial development adjacent to S.R. 70. COMMENTS: The proposed rezoning, based upon total acreage, will qualify as a development of regional impact. Because of the scale of the rezoning and the proposed development, it is impossible for county staff to make a recommendation for or against the proposed rezoning at this time. Information and data upon which to base a recommendation is simply not available. A list of'potential positive and potential neg~ rive factors concerning the proposed rezoning would be helpful in mak- ing a decision; however, additional information would have to be prese for each factor in order to adequately judge its significance. In view of the recent rezoning to B-3 of 82 acres immediately to the east, the need for and desirability'of this rezoning should be ser- iously questioned. From a planning viewpoint, it is not possible to justify the need for additional commercial acreage at this location.
