Mrs. Thompson was present and confirmed that she was not agains

Mr. Keith Petrie stated his backya~d was 350' from Okeechobee Ro~
and wouldn't object if the woods were le~t to act as buffer and when h~
told this area was an unopened County R/W he removed his objections.
Mrs. Chambers who lives on Kerr Street-in Seminole Park said her

Zoning Dept. to check on it.

There was considerable discussion about the access road and Mr.

County Commission
FROM:' County Development Coordinator
DATE: April 20, 1 978
SUBJECT: April 25, 1978, Rezoning Public Hearings
MILLER, HOCKER-SQUITIERI, AND BANACK (R-lC and B-2 to B-3)
Existing Land Use:
The proposed rezoning is currently occupied by citrus groves
while a portion of the rezoning is currently vacant. Adja-
cent tothe west and east are low density residential areas
with citrus to the north and citrus low density residential,
and vacant land to the south across S. R. 70.
Future Land Use:
The propos, ed plan for the Sunshine/95 Area reflects medium
density residential development away from S. R. 70 w~ith
tourist oriented commercial development adjacent to S.R. 70.
COMMENTS:
The proposed rezoning, based upon total acreage, will qualify as a
development of regional impact. Because of the scale of the rezoning
and the proposed development, it is impossible for county staff to
make a recommendation for or against the proposed rezoning at this
time. Information and data upon which to base a recommendation is
simply not available. A list of'potential positive and potential neg~
rive factors concerning the proposed rezoning would be helpful in mak-
ing a decision; however, additional information would have to be prese
for each factor in order to adequately judge its significance.
In view of the recent rezoning to B-3 of 82 acres immediately to the
east, the need for and desirability'of this rezoning should be ser-
iously questioned. From a planning viewpoint, it is not possible to
justify the need for additional commercial acreage at this location.
