Immediately adjacent on the west is low density residential development with vacant to the south of the proposed rezoning. Immediately to the east of the proposed re- zoning across U, S. 1 are scattered general and neighborhood commercial uses. Future land use recommendations for the area as set, forth in The Plan For The Savannas call for medium ~ensity residential develop- ment away from U.. S. t ~nd limited general Commercial development adjacent to U. S, 1. The proposed rezoning encompasses almost four (4) acres and would take vacant, shallow, commercial strip zQning (less than two hundred (200) feet) and permit more in- tensive commercial uses along U. S. 1. This heavy comm- ercial usage appears to be inconsistent with The Plan For The Savannas. JGA/bm Uses which.are permitted in B-4 are potentially more ob- jectio.nable and unappealing than those which already exist in .the extremely shallow strip commercia~ B-3 zoning, -The proposed rezoning is also not consistent with the recommended pol. icy of controlling the access in strip commercial develop- ment adjacent to U. S. 1 This is especially, si§nificant giving the absence of any access con.tro!s to major arterials. cc~ County Attorney NCounty Building and Zoning Director Jo Rice Brd. of Co. She stated sKe lives on Rose Lane which is re tial. ' Mr. Bill Price stated he also lives on Rosa Lane and be. B-3 zoning to be sufficient for the area. He stated he has live, there 15 years and it has always been B-3 and would hate to see changed to B-4 because of the number of businesses allowed unde classification. Mrs. Rosalie Walker stated she had small children and felt should be left B-3 because B-4 would create more traffic and al to many different businesses. ~Two letters were read from Mrs. Lennox and Mrs Kierman this petition. . Mr. Davis stated he felt there would be several tenants in complex and wholesale distmibu~orship would create heavy trucks,. trailers and equipment~ and there wouldn't be room enough in the to park let alone unload. One tenant will be a wholesale distribut, and to have this, the propePty must be zoned B-~. We could get tenant.. will be proper in B-3, but we will be limited. Mrs.Thzeman' stated she was opposed to B-4 zoning close to a resi area. She stated all of Rose Lane zs residential. Mr. Bill Price stated he also lives on Rose Lane ~-nd believes B-3 is sufficient for the area. HestaLed~ he has lived here 15 years- and i' always been B-3 and would hate to see it changed to B-4 now because of is allowed under B-4 zoning. He stated there was a new bar on the corn and it keeps them awake~ and that is B-3 zoning. Rosalie Walker stated she felt it should be left B-3 because they small children and B-4 will allow to many things. Two letters opposing the petition from Mrs. Lennox and Mrs Kierman re ad by the Secmetary. . : Th.e Chair!ady mead the County Coordinators comments on this petiti ~z'. s~c~ Davis stated you will have se-veral tenants in the and wholesale distribution will entail heavy trucks and tmailers. He there wouldn't be enough roof to park out front wi%bout the unloading equipment. Mr. Taylor' stated he would decline if the Board would grant Mr. Stewart to have B-4. ' A general discussion was had regarding strip zoning. Moved by Trent Ebner, seconded by H. B Moore to recommend denial this e ' ~' . P tz~zon to the Board of County Commissioners. Mr. Jack Scott sta he would like to amend the motion since Mr. Taylor indicated he was a to drop his part. Mr. Scott moved to approve Mr. Stewarts portion B-4 and let Mr. Taylor's portion of land remain B-3. Vote was polled l~r. Moore, Mr. Ebner~ Mr. Davis, Mr. Seott~ and ~rs Skeffington. LUCIE COUNTY~ FLORIDA COUNTY COORDINATOR'S COMMENTS PLANNING & ZONING COMMISSION ME~TING APRIL 22~ 1976 (l) _STEWA..RT AND TAYLOR (B-3 to B-4) Existing Land Use: Future Land Use: COMMENTS: The proposed rezoning is currently vacant. Immediately adjacent on the west is low density residential development with vacant to the south of the proposed rezoning. Immediately to the east of the proposed re- zoning across U. S, 1 are general and neighborhood COmmercial uses. Future land use recommendations for the area as set forth in The Plan For The Savannas call .for medium density residential away from U.S.1 and limited commercial development adjacent to The proposed rezoning encompasses almost four (4) acres and would take vacant shallow commer- cial strip zoning and permit more intensive commercial uses along U. S. 1. Uses which are permitted in B-4 are potentially more objection- able and unappealing than those which already exist, in shallow strip commercial B-3 zoning.. The proposed rezoning is not consistent with future land use plans for the area, nor is it consistent with the recommended policy of con- trolling access in strip commercial development adjacent to U. S. 1. Consideration might be given to reducing significantly the area for which re- zoning is sought. St, Lucie County Board of Commissioners Box 700 Ft. Pierce,Fla.
