Sneed, Jz Attorney, for a change in zoning classification from A-1 (agriculture) (arterial business) for property located on the southwest corner of Lez Road and Can Slough Road. Mr. Sneed indicatedlthat this rezoning request is for a portion property not presently zoned B-3 for the site of the proposed Crossroad ping Center, to~be..~developed by the same individuals that developed Hid River Estates. This is a small center, ~about 4 acres in Size, with s 50 feet wide, to be built in phases. The engineer for the project is t Mr. Heltstrom. There were no questions from the Board, and Mr..Ament's comments read by the Secretary. There was no opposition to the rezoning reques Mr. Davis questioned the advisability of all of these smaller sh centers with all of the larger malls being considered~ He seemed to th the smaller centers would become more or less a slum-type area once the malls have been constructed. Mr. Sneed pointed out that in a larger m developer becomes a business partner, that is he takes a percentage of ' business take. The tenants of the smaller cen~ems would be the mom-and businesses that cannot compete with the larger malls. Some of the ten, would be geared to the building trade in the Port St. Lucie area, patti, campeting, drapes, curtains, small appliances and the like. Mr. Davis a contractor would be allowed in the center. Mr. Thomas answered that tractor's office is different from a place where he stores his building That would be considered a contractor's yard. Mr. Davis then asked were any figures on the occupancy rate of the smaller centers in Mr. Ament said that he had not been directed by the Board of County Co~ to obtain figures of that nature. Mr. Thomas added that the occupancy centers after the certificate' of occupancy has been issued is only a ma- days until they are filled up. STEVENS (A-1 to B-3) Existing Land Use: The proposed rezoning is currently vacant, as is land to the north, east, and south. Generally~ west of the proposed rezoning, land is utilize~ for Medium Density Residential, Personal and Bus- iness Services, and Commercial. Future Land Use: COMMENTS: No specific recommendation. The tentative recommendation of the.proposed Growth Man- agement Policy Plan is that outparcels such as this should be annexed by the City of Port St. Lucie.
