Petition of James Pardieck~ Trustee~ for a change in zoning

The Planning and Zoning Commission held a public hearing on
the petition on September 22~ 1977.
Mr. Pardieck was present and explained that the reason for the
request for rezoning is to put the property into the proper zoning
classification for a residential condominium development. R-4D
allows for 14 units to the acrea, whereas, B-2 allows for 18 units
to the acre. Under R-4D a total of 250 units is possible, and under
B-2~ a total of 324 units is possible, so the zoning change will
mean a reduction in the possible number of units allowable.
Mr. Pardieck stated that they have the support of the only 2
neighbors within the notification area~ Bryn Mawr and the Kipling.~rs,
and presented lelters to this effect. He ~tated that they will start
development as soon as the change in zoqing and approval of site plan
are received. The property is cleared and they will use local con-
tractors and tradespeople on the project. He further stated that it
is their belief that this project will produce some much needed action
in the North Beach area.
There was no opposition to the petition.
Moved by Mr. Scott~ seconded by Mr, Davis~ to recommend~ approval
of the petition to the Board of County Commissioners. Vote was polled
and the motion carried unanimously.

Mr. Pardieck was present and explained that the reason for the request

COUNTY DEVELOPMENT COORDINATOR' S COMMENTS: 9/22/77
(1) PARDIECK (B-2 to R-4D)
Existing Land Use: The proposed rezoning is currently vacant as is all
land i~nediately to the north. The Bryn Mawr Travel
Trailer Park is located immediately to the south.
Future Land Use:
Tourist commercial and medium/high density, uses for
the parcel in question with low/medium density resi-
dential to the north.
COMMENTS: The proposed rezoning is consistent with the adopted Plan for
Hutchinson Island. Any multifamity residential development of
this proposed rezoning would be subject to Site Plan Review by
county staff and Site Plan approval by the Board of County
Commissioners. From a planning viewpoint, the proposed rezoning
would serve as a buffer between lower density residential uses
to the north and the travel trailer park to the south.
