S. % 1. Mr. Baranowski and Gerald Johnson appeared in favor of the petition. Mr. Johnson is prospective buyer and sale of the property depends on Plan Amendment and Zoning Change approval. Mr. Johnson proposed to renovate recently burned building on this property and turn into warehouse and contractor,s offices. Mrs. Ruth Kuhns spoke and Presented Detition' against the approval of this petition. ~ ~'~ Mrs. Kuhns said this piece of property has residences on each side and this would be spot zoning to re-zone property in question to M-2. Mr. H. Kuhns also spoke against the petition. Mr. Tom Pitt/ilo of St. Lucie Cabinets said although his property is zoned M-2, he would not like to see further industry in the area until somtthing is done about the condition of the dirt road. These limitations can be overcame by filling. ACCess to the site is via either U.S. 1 (major arterial) or Oleander Avenue ~ (major collector). Both roadways are currently over capacity. The proposed Plan Amendment is consistent with Industrial DeVelopment guidelines of the Growth Management Policy Plan. Since iM-2 zoning is not permissible or usable in a light ~rial future land use classification, the proposed amendment was initiated. The Conrnission Should consider that thel Petitioner will have to follow the Plan Amendment concept ~t%ed as a part of the Plan Amendment request. In ad'ti°n, before develotznent can occur, a detailed site development plan requiring County Cc~sion approval is ne~sSary.
