which time Arnoff Moving and storage came here. They have
been looking for another location and the property they have
contracted to purchase for Mr. Askins meets their requirements-
Orange Avenue will be four laned and there is easy access to
1-95, this is a good location for a trucking, moving and
storage business, Mr- Broslow said. Referring to the
County Development Coordinator's comments, Mr. Broslow said,
the north side of Orange Avenue is O.K. for industry but the
south side of Orange Avenue does not meet ~.Gary's Angels"
criteria- Mr. Broslow said he has looked throughtout the
entire County for property to meet these people's needs and
this is the only Property he could find that meets both their
requirements and fits their pocketbook- This is a good
business, Mr. Broslow continued, if you don't want this type
of business, you might as well tell every business to go some
where else, don't come to St. Lucie county, go to Melbourne-
Mr. Carman_asked Mr. Harrell if there was any legal
problem with changing the land use and rezoning this property-
Mr. Harrell there was no legal problem, it was a matter~..
of policy and Planning-
Mr. Carman then asked Mr. Kelly if there was any policy
problem, since there is no legal problem.
Mr. Kelly said only as outlined in Mr. Ament'S Memo.
here are a couple of similar uses in the area but the bulk
the zoning is residential- In this particular location,
. Kelly said he was not sure the requested zoning meets the
uidelihes of the Growth Management Policy Plan.
Mr. Carman wanted to know when the GMPP will come up again
.~and Mr. Kelly said it comes up every five years, it was approved
in 1981.
Mr. Sciturro said if CG zoning went the entire length
to the north, he saw no problem- with mini warehouses-
Mr. Kelly said mini warehousing is for storage of house-
hol~ goods, that would be permitted, the other operation would
not. Mr. Davis said Mr. Broslow had stated he could not find
another suitable location but it was his understanding there
was a surplus of industrial property in the County- He said
he was concerned with the development of a:strip of trucking
companies and warehouses as you entered the County- He said
even though he was in this tSrPe of business, he did not feel
warehouses are attractive at the entrance of a town.
Mr. sciturro said there had been some problems with
Turner Machine and the neighbors in the past when they had
another operation that ran all night. This area might not
ever be a high class residential area, Mr. Sciturro said,
but we don't want another problem like we had atTurner Machine.
A motion was made by Mr. Carman to approve the petition,
it was seconded by Mrs. Harris and upon vote approved with
Mr. Carman, Mrs. Harris, Mr. Coulson, Mrs. King, Mr. Sciturro,
Mr. U. B. We~heringt°'n and Mr. Ralph Wetherington votih~ in
favor of the petition. Mr. Davis and Mrs. Fawsett voted
against the petition.

adequate land currently shown as Light Industrial and
zoned appropriately within two miles of this sitei' It
is also questionable whether an isolated'location such
as this meets the industrial location requirements of
the Growth Management Policy Plan.
