RESOLUTION NO. 77-71
WHEREAS, the'St. Lucie County Planning and Zoning,Commis-
-sion after holding a public hearing of which due notice was
published at least fifteen (15) days prior Go said hearing and
all proper%y owners within 300 feet were notified by mail of
said hearing, has recommended to the Board of County Commis-
sioners of St. Lucie County that the hereinafter described
request for a change in zoning classification be 'GRANTED, AND
WHEREAS, the BOard of-County Commissioners held a public
hearing on June 7, 1977 after first publishing notice of said
hearing in the News Tribune on May 16, 1977.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of St. Lucie County, Florida, in meeting assembled

Petition of Hartiey Bros., Inc. by James Hartley, for a change in zoning
classification from B-3 (arterial business) and R-lC (single family dwelling)
To B-4 (general business) for the following described property:

~he Planning and Zoning Commission held a public hearing April 28~ 1977.
Mr. James Hartley stated they had an area fenced in presently and they
want to store travel trailers in conjunction with his present repair and
maintenance business~ and in order to do this they must have B-4 zoning.
Mr. George Petrie stated he lived directly across the street from this
operation. He said he had talked to his three renters and they were not
in favor of the B-4 zoning, however, he stated, they would go along with
some temporary arrangement that would be concurrent with his lease, that if
he should leave it would revert back to the original zoning, so it would be
impossible for the next tenant to come in with any kind of business. He
stated two other people had tried to rezone this property to B-4 but were
turned down, and felt there was enough mess on South U.S. #I without the
addition of more. H!e stated opening the area up to B-4 zoning would create
a bad situation for ithe localitY in general.
Mr. R. K. Davis S~ated B-4 permits a lot of undesirable business and
he agreed with Mr. N~trie, however, B-4 on a temporary basis could not be
permitted.
Mr. McIver stated if this gentleman should lose his lease, the County
would be stuck with B-4 zoning on that property and this area would not be
an ideal place for B-4 zoning.
Mr. Hartley stated when he leased the prop6rty B-4 zoning was discussed,
at that time it seemed a good idea and they could foresee no problem. He
stated storage would be a big part of his business, as well as repair and
maintenance to travel trailers. He stated he was trying to make a go of
the business, but if he could not get B-4 zoning for storage of travel
trailers, he would be forced out of business.
The Planning & Zening Board then voted to recommend approval of this
petition to the Board of County Commissioners because if petitioner was
not allowed this in conjunction with his present business, it would create
a hardship. Vote was polled and carried unanimously.
Prior to 'this public hearing, notice of same was sent to all adjacent
property owners as listed on the attached sheet below.
