After a revlew of tnls plan, it appears that all of the indicated development lots comply with the requirements of the Industrial Llgnt zonlng district. In further review of this project's ingress/egress points from Orange Avenue, and considering the geographic location of this property, I wodlo recommend that consideration be given to the requiring construction of right turn lanes onto this Oevelopment. As I am sure you are aware, this property is located in the vicinity of "Carter's Store" on Orange Avenue. This area experiences traffic congestion problems now during peak times of the year. With the development of this property it is quite likely that tnis congestion will increase. In my opinion, if these lanes can be designed and constructeD in accordance with County requirements, they would be of benefit to bOth this development and the County. County staff agrees with the need for such a complex to serve the agricultural areas of the County. However, staff would recommend that the developer seriously consider the construction of a central water and sewer system to service this development. This recommendation is based on concerns over the potential industrial pollution impacts on the Floridian Aquifer and series of drainage canals located in this area.
