several inquiries regarding the development status and condition of

Chairman Fenn stated that this petition is for granting the
approval of Resolution No. 04-017 granting Preliminary and Final
Planned Development approval and a change ' '
in zoning from CO
(Commerce.al Off~ce) to PNRD (.Planned Non Residential Development)
with the recommended conditions. This petition is located_at the
Southeas~
~ corner of Prima Vista Boulevard and Airoso Boulevard in
Port St. Lucie.
Chairman Fenn then asked for a recommendation to lift this item
from the table of the March 22, 1994 meeting.
Commissicner Culpepper made a motion to lift this item from the
table, and upon roll call, the Board voted unanimously in favor of
motion.
Bill Mi]ier, Planning Director addressed the Board on this
petition.
j He then stated the conditions included in the approval
of the petition as set forth by the Planning and Zoning Commission:
1. All lighting facilities shall be arranged in such a
manner so as to prevent direct glare or hazardous
interference of any kind -to adjoining streets or
properties; and
Signs permitted for the preliminary and final PUD shall
be limited to the following:
Freestanding Project Signs' - Primary Street
Frontage - 1 sign, maximum 32 sq. ft. maximum 10
feet high. ·

letter dated March 7, 1994, regarding a proposed zoning change
for 'the property on the Southeast corner of .Airoso and Prima
Vista Bgulevard. Changing the zoning from CO(Commercial/Office)
to PRNDt.Planned Non-Residential Development) for the purpose of
constru¢.ting a convenience store would be a horrible mistake.

With the large number of pre-teen, teenager and young
single adults (15-25 year olds) already congregating at
Sportsman Park, it is my opinion that this proposed
establishment would become another gathering point for
those with nothing to do but "hang out".
The availability of alcohol in such close proximity to
Sportsman Park would also be inviting trouble.
The increased traffic hazards with cars entering and
leaving that location from both directions(Airoso and
Prima Vista). This would be dangerous especially before
and after school. Numerous children from a new elemen-
tary and middle school salk on the sidewalks by that
intersection.
It would soon become an eyesore to the homes in-close
proximity to that location.

POINTS TO CONSIDER REGARDING COMMERCIALIZATION OF
INTERSECTION OF PRIMA VISTA AND AiROSA BOULEVARDS
1)
Prima Vista Boulevard, from Naranja to Airosa is completely
developed as a residential .community. There are convenience
stores on (i) Airosa/Bayshore, just north of St James (25th)
Street, and (2) Floresta, south of Prima Vista. It also
appears a commercial building is going up on the corner of
Prima Vista and Bayshore Boulevard which is already
developed as a commercial street.
2)
An enormous complex, west of Airosa on Prima Vista,
including a college campus, several churches, community
recreation facilities such as buildings, ball parks,
basketball and tennis courts, playgrounds, swimming pool, as
well as a fire/rescue station, and schools, both elementary

Prima Vista is the main east/west roadway between US#! and
1-95, bearing both commercial and residenta! traffic. The
traffic is especially heavy during spring training at Mets
