LUCIE COUNTY, FLORIDA WHEREAS, the Board of County Commzssioners of St. County, Florida, has made the following determinations: Luci e 1. Callaway Land Cattle Company presented a petition for a change in zoning from AR-1 (Agricultural Residential ! du/ac) to CT (Commercial Tourist) for the property described below° 2. The St. Lucie County Planning and Zoning Commission, held a public hearing on the petition, after publishing notice at least fifteen (15) days prior to the hearing and' notifying by mail owners of property within five hundred feet (500') of the subject property, and has recommended that the Board aDDrove the hereinafter described request for change in zoning classification from AR-1 (Agricultural Residential 1 du/ac) to CT (Commercial Tourist) for the property described below. 3. On May 23rd, 1989, this Board held a public hearing on the petition, after publishing a notice of such hearing in the Fort Pierce News Tribune on May 3, 1989, and notifying by mail all owners of property within 500 feet of the subject property. 4. The proposed zoning change is consistent with the St. Lucie County Growth Management Policy Plan and has satisfied the standards of review set out in Section 5.3.300 of the St. Lucie County Zoning Ordinance. COMMENTS The petitioners Callaway Land & Cattle Corporation are proposing to rezone this property to from AR-1 to CT for a portion of their property located at the interchange of West Prima Vista Boulevard and 1-95, at the southwest quadrant of the interchange. The petitioners are planning to develop a resort hotel at this site. This hotel is envisioned to have about 250 rooms. This project is part of the approved DRI for the Reserve. County staff has reviewed this petition and has found it to be consistent with the land use development policies of the St. Lucie County Growth Management Policy Plan. At this time, staff recommends that you forward this petition to the Board of County Commissioners with a recommendation of approval.
