A RESOLUTION DETERMINING A CLASS A MOBILE HOME
AS A DETACHED SINGLE FAMILY DWELLING UNIT IN AN
AR-1 gONING DISTRICT
WHEREAS, the Board of County Commissioners of St. Lucie
County, Florida, has made the following determinations:
1. Ren Tilton presented a petition for a determination of a
class A mobile home as a detached single family dwelling unit in
an AR-1 (Agricultural, Residential -1 du/ac) Zoning District.
2. The St. Lucie County Planning and Zoning Commission,
held a public hearing on the petition, after publishing notice at
least fifteen (15) days prior to the hearing and notifying by
mail owners of property within five hundred feet (500') of the
subject property, and has recommended that the Board approve the
hereinafter described request for determining a class A mobile
home as a single family detached dwelling unit in an AR-1
(Agricultural, Residential -1 du/ac) zoning district for the
property described below.
3. On January 13, 1987, this Board. held a public hearing on
the petition, after publishing a notice of such hearing in the
Fort Pierce News Tribune on December 22, 1986, and notifying by
mail all owners of property within 500 feet of the subject
property.
4. The claSs A mobile home determination is consistent with
the St. Lucie Co.unty Growth Management Policy Plan and has
satisfied the standards of review set out in Section 2.2.000(46)
of the St. Lucie County Zoning Ordinance.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of St. Lucie County, Florida:
A. The St. Lucie County Board of County Commissioners has
determined that the request of Ren Tilton to determine a class A
mobile home as a detached single family dwelling unit to be
located on the following described property:
A parcel of land in the East one half of the
Northeast one quarter of Section 5, Township
37 South, Range 41 East, St. Lucie County,
Florida being more particularly described as
follows:
From the Northwest corner of the North line
of Fee's Property as recorded in Plat Book 4,
Page 44, public records of St. Lucie County,
Florida; Thence South 64° 56 West along the
Westerly projection of said. line a distance
of 100.01 feet to the West right of way line
of the Florida East Coast Railway; Thence,

MINUTES
Let the Minutes reflect that William Myers' absence is excused
due to illness·
Mrs. Fawsett made a motion to remove Mr. Jim Russakis, seconding
motion of October 23, 1986 Minutes in that it was his first night
on the Board and had not been present at the October 23, 1986
meeting, and to approve the same Minutes as amended. Mrs.
Ferrick seconded the motion, and upon roll call, the Board
unanimously voted in favor of the motion.
PUBLIC HEARING:
Petition of Ren Tilton to define a Class A Mobile Home as a
single family detached dwelling unit in AR-1 (Agricultural,
Residential) zoning located 1/2 mile south of Walton Road and
800 ft. west of Indian River Drive on Conant Road.'
Ren Tilton, representing his Petition, explained that he proposed
to remove an existing mobile home and replace it on the subject
property.
There were no others to speak in favor of the petition.
Mr. Ira Barnes appeared before the Board asking for the proposed
location of the mobile home within the 10-1/2 acre subject-
property. He questioned if the petition involved one mobile home
per acre being installed on this property. Mr. Murphy,
representing Staff, explained what the petition is requesting,
what the requirements are, and that only one unit is being
applied for under~ this petition. Mr. Tilton informed Mr. Barnes
and the Board that the proposed mobile home location is noted in
the application, and as stated previously, will be in the same
location as the existing mobile home
Mr. Murphy further explained that the Board of County Commie-
sioners is the only body,that can define a mobile home as a Class
A Mobile Home, and went on to explain that special designation.
Staff's Opinion and recommendation is that this unit Will meet
those requirements.
Mr. Barnes express~ his concern With the Sav~%na wetlands and
using surface wel~ for drinking water.
Mr. Russakis inquired about the acreage criteria in AR-1 zoning
for mobile homes. Mr. Murphy replied one acre, minimum lot Size.
Mr. Russakis asked about the theoretic possibility of putting 10~
mobile homes on the subject Property. Mr Murphy

Mrs. Betty Conner appeared before the Board asking that if Mr.
Tilton wished to PUt nine more mobile homes on his property,

were his intention, it Would cost $400 each time he went

Hearing no further public comments, Chairman Terpening closed t

Staff indicated that the petition meets the requirements of
Section 2.2.000 No. 46 of the zonin~ ordinance, and recommends
approval. '
Mr. RUSsakis made a motion to recommend approval of the petiJ

SUBJECT: Resolution determining a class A mobile home as a

Ren Tilton has petitioned for a .determination of a class A
mobile home as a detached single family dwelling unit in an AR-1
(AgricUltural, Residential -1 du/ac) zoning district for certain
property located 1/2 mile south of Walton Road, and 800' west of
Indian River Drive on Conant Road. On December 11, 1986, the
Planning and Zoning Commission voted unanimously to recommend
that the Board approve the petition. ConsiStent with Board
policy, staff has drafted a resolution approving the proposed
determination of a class A mobile home as a detached single
family dwelling unit.
