Petition of ~. and Mrs. Morris Gates by Bet_ham Group, Inc., agent,
for a change in zoning from R-4E (multiple dwelling, hotel and motel)
and R-IA (single family dwelling) to R-4C (multiple dwelling) on
property located in Bonita Isles S/D on A1A between Atlantic Ocean and
Jack Island.
Mr. John Foster of the Betham Group appeared to represent Mr. and
Mrs. Gates. Mr. Foster stated the purpose of this request is to bring
parcel in conformance with the St. Lucie County Growth Management Plan
on ocean front area, to maintain existing zoning on island parcel and
to allow clustering of units in Bonita Isles.
Mrs. Mable Foscett spoke in opposition to the petition. She wanted
to know the adjacent property owners had any objections to the rezoning.
Mr. Foster said one property owner approved and he had not been able
to contact others, however, as the County Zoning office had sent letters
and had not received response, he would assume they had no objections.
Mr. Davis asked if property owners could still build single family
residences if the zoning is approved. Mr.-A merit said yes they can.
Mr. Carman wanted to know the difference between this request and
the previous request, which was denied. Mr. Ament said this request
is for fewer units than first requested. Mr.. Ament's comments on this
petition are as follows:

A previous rezoning request for a larger area than the current rezoning
request was denied by the County Ccmmission on November 3, 1981, because
the m~d~ allowable growth residential density would have exceeded
that currently permitted by ex~ting zoning. Current zoning would allow
a m~xim~n of 203 dwelling units to be built. The GMPP recommen~ a
,~xim~ of 217 d~lling units. The proposed rezoning would result in a
maxiu~n of 178 dwelling units. All of the above figures are based upon
acreages .set forth in a survey by Gerald Weatherington (~ay 22, 1981).
The proposed rezoning is consistent with land use
recccxnendations of the Growth Management Policy Plan.
