Furst, as Trustee, for a change in zoning classification from R-4E (multiple dwellings)_to P-1 (professional and restricted commercial) for property located on the Corner of Virginia Avenue and S. 35th Street. .~. Mr. Furst was present and said the professional zoning would generate less traffic than a multi-family zoning and that the major exposur~ would be on Virginia Avenue. He stated that the R-4E area was not suitable for multi-family building due to the fact there was not enough land to-aecom- modate it. He also mentioned the city had approved of what he was doing. Mr. H. B. Moore, Jr. added that the entrance should not interfere with the traffic flow and Mr. Furst explained that he could develop it to where he could avoid this. to do.Roy 'Bixsby said he would love to see him go ahead with what he planned Harold Smith also spoke in favor of the petition. Trent Ebner made the motion that the petition be recommended to Moorethe County and passed Commission unanimously, for approval. This motion was seconded by Mr. H. B. Jack Scott said he had met with Gary Ament to look at the Growth Management Plan, and that there were changes that had been made. He suggested that the Board have a meeting to be made aware of these changes. He said he wasn't saying they were good or bad, but just that they needed to be brought up to date. The Board decided that on Thursday November 13, 1980, at 7:30 P. M. a meeting be held. ' Mr. Jack Scott moved that the Board adjourn and R. K. FURST (R-4E to P-l) Existing'Land Use: Low Density Residential to the west and south with Indian River Community College to the east across South 35 Street. The proposed rezoning itself is either vacant or occupied by two (2) single family dwellings. COMMENTS- Future Land Use' Low Density Residential (maximum development density of five (5) units per gross acre) P-1 is one of the most restrictive business zoning classifications in the county. The location of the proposed rezoning also meets the commercial location guidelines proposed in the Growth Management Policy Plan. At the time of development, access to the site will be an extremely important consideration, i. e., access should be as far as possible from the intersec- tion of Virginia Avenue and South 35th Street.
