LUCIE WORKS Board of County June 11, 2021 Commissioners Daniel Bajoroff, 3425 Garden Ave Miami, F133140 Chris Dzadovsky RE:3403-502-0081-480/6 DISTRICT Chair The above referenced parcel has a zoning designation of RS-3 (Residential, Single - Family, 3 du/ I ac) and a Future Land Use Classification of RS (Residential Suburban Sean Mitchell (1-2 du/1 ac). DISTRICT 2 Vice -Chair Pursuant to research, on May 8, 1982, a 60-foot private right of way and easement deed was recorded giving and granting roadways for access purposes to the current owners and its successors. The recorded deed gave the referenced property road frontage, and the Linda Bartz lot is buildable. DISTRICT 3 Research of county records indicate the referenced lot was continuous to an adjacent lot in the same ownership as of July 1, 1984. The lot to the North parcel 3403-502-0081- 420/8 and the subject property were owned by Michael S Brown and should have Frannie Hutchinson remained under the same ownership. However currently Boys Town of Florida Inc owns DISTRICT 4 the lot to the North and the parcel will be considered not conforming and renders that lot unbuildable. Cathy Townsend A single family home may be constructed upon the referenced property subject to DISTRICT 5 meeting all applicable local, state and federal codes. The RS-3 setbacks are as follows: 25 foot front, 10 foot sides, and 15 foot rear with a maximum lot coverage of 30%. The property also lies in an area designated as a FLOODWAY and therefore would Administration require "certification ,(with supporting technical data) by a registered professional engineer demonstrating that proposed construction shall not result in any increase in flood levels". The flood zone in which this property is located is AE with a minimum Howard Tipton fast floor elevation requirement of 7 feet above sea level.
