HomeMy WebLinkAboutPDS Order 2022-014 v3Page 1 PDS No. 2022-014 File No.: SPMj-5202126036 PDS ORDER 2022-014 File No. SPMj-5202126036 AN ORDER GRANTING APPROVAL OF A MAJOR ADJUSTMENT TO A MINOR SITE PLAN (FKA ATLANTIC TRUSS COMPANY) FOR THE PROJECT KNOWN AS SOUTHERN TRUSS COMPANIES FOR A PROPERTY LOCATED AT 2590 KINGS HIGHWAY IN FORT PIERCE, FLORIDA WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the application for a Major Adjustment to the Minor Site Plan submitted by Engineering Design & Construction, Inc., on behalf of Wheels Leasing, LLC, evaluated the comments of the St. Lucie County Development Review Committee on this application and has made the following determinations: 1. Engineering Design & Construction, Inc., submitted a Major Adjustment to a Minor Site Plan on behalf of Wheels Leasing, LLC, to construct a 33,600-sq. ft. manufacturing building, expand the vehicular use and parking area, add an open storage area, relocate on-site stormwater retention, and install associated landscaping. The site is located at 2590 Kings Highway, Fort Pierce, FL, within the IL (Industrial, Light) Zoning District, as legally described in Paragraph B and depicted on the attached site plan as Exhibit “A”. 2. On January 13, 2004, the Board of County Commissioners approved Resolution No. 04- 004, granting a Major Site Plan for a 63,750-sq. ft. manufacturing building and a 5,000-sq. ft. office building known as Atlantic Truss Company. 3. On July 28, 2020, the Planning & Development Services Director approved PDS Order 2020-042, granting a Lot Split for the vacant 34.51-acre property (Parcel ID: 1336-240- 0000-000-3) to the east of the current Southern Truss facility. 4. On October 5, 2021, the Board of County Commissioners approved Resolution No. 2021- 339, granting an Amendment to the Official Zoning Atlas from AG-1 (Agricultural – 1) to IL (Industrial, Light) for a 29.24-acre parcel located east of Southern Truss Companies facility, west of Taylor Dairy Road, north of the Fort Pierce Farms Water Control District Canal L20, in St. Lucie County, Florida, included in the subject project site. 5. The St. Lucie County Development Review Committee has reviewed the proposed Major Adjustment to a Minor Site Plan and found it to meet the technical requirements of the St. Lucie County Land Development Code, and Comprehensive Plan, and has satisfied the standards of review set forth in Section 11.02.07, Standards for Site Plan Review, subject to the conditions set forth in Part “A” of this Order. 6. Planning staff has performed a detailed analysis of the project and found it to be consistent with the St. Lucie County Land Development Code and Comprehensive Plan. The analysis is found in the Planning and Development Services memorandum titled Southern Truss Companies Major Adjustment to a Minor Site Plan (SPMj-5202126036), dated April 20, 2022.
